HVAC Damage: Is It Covered by Your Homeowners Insurance?

Even if you’re doing a good job taking care of your HVAC system, it may still end up not working as it should. This can be hard to deal with, especially when you need comfort the most during the colder or hotter months of the year. You may think your homeowners insurance will cover the repairs, but that will depend on what’s written on your policy.

When Your Insurance Covers Repairs

Home insurance covers HVAC systems the same way the rest of your home is covered. Usually, it covers repairs and replacements for any form of damage caused by any of the following:

  • Fire and lighting damage. An air conditioner or furnace that was destroyed by a fire will be covered by your homeowners insurance policy. If lightning strikes your unit and damages the electrical components, your insurance will pay for its replacement.
  • Falling trees and vandalism. If your HVAC unit is damaged by a falling tree or branch during a storm or is vandalized, you can rest easy knowing that insurance policies usually cover damage caused by any of these occurrences.

When Your Insurance Doesn’t Cover Repairs

Meanwhile, there are some situations in which your insurance won’t cover HVAC repairs and replacements. These include the following:

  • Lack of maintenance. Insurance providers view HVAC maintenance as the homeowner’s responsibility. When regular inspections and maintenance are overlooked, any damage caused by an issue stemming from wear and tear is excluded from coverage.
  • Unintended situations. If an errant baseball or other projectile happens to hit your unit accidentally, or perhaps you drop it while moving it, your insurance won’t cover a repair or replacement since these are situations that could have been avoided.
